Common Questions

The Competitive Builder Process™ gives you a private way to see what qualified local builders are willing to pay for your property through competition—rather than relying on a single builder's offer.

I represent you, not the builders, and handle the process on your behalf. Your property is presented to qualified builders who are invited to participate, and your information is kept confidential and shared only as necessary for them to evaluate the opportunity. There is no public MLS listing, no traditional showing process, and builders don't need to enter your home to submit an offer.

Qualified builders are given the same opportunity and deadline to compete. Once the offers are received, you can compare the price, closing date, terms, and convenience with your other options—including what your property could potentially achieve on the open market.

You remain in control. You can accept a builder offer, sell on the open market, wait, or decide not to sell at all.

You don't have to guess. We'll compare what qualified builders are willing to pay with what your property could reasonably achieve on the open market, along with differences in timing, terms, and convenience. Then you can decide which option makes the most sense for you.

Yes. If you’re planning to buy another property, I can help you find and purchase it. If you’re considering a 1031 exchange or an option such as a Delaware Statutory Trust (DST), I can also help coordinate the process and connect you with the appropriate tax, legal, and qualified intermediary professionals. We can talk through these options before you sell so you have a plan for what comes next.

No. The purpose of the process is to help you understand your options. Depending on your situation, the right decision may be a builder sale, a traditional sale, waiting, or keeping the property.

That’s exactly when competition can be especially valuable. One offer tells you what one builder is willing to pay—it doesn’t tell you what your property may be worth when qualified builders compete for it.

If you’ve already received an offer, we’ll invite that builder to participate in the Competitive Builder Process™ and give them the opportunity to improve their offer. We’ll also invite other qualified local builders to compete, giving you the opportunity to compare price, terms, and timing before making a decision.

When you sell through the Competitive Builder Process™, my fee is paid by the builder—not by you. As with any property sale, normal seller-side closing costs may still apply, such as applicable transfer fees, attorney or settlement charges, and other customary closing costs. The exact costs will depend on your transaction.

No. I represent you, the homeowner. The builders are invited to compete for the opportunity, but my responsibility is to you and your interests.

No. The property can be sold as-is, with no repairs or updates required. You can also leave behind furnishings and other contents you don't want to take.

I invite qualified local builders with relevant experience, financial capability, and genuine interest in properties like yours. The goal is to create meaningful competition among builders who are positioned to perform.

That’s okay. Even if you think you may be a year or two away from selling, now can still be a good time to have a conversation and understand your options. There’s no pressure to start the Competitive Builder Process™ until the timing makes sense for you.

If you’re ready to consider an offer but simply need more time before selling, builders may also be willing to agree to a closing date well into the future—sometimes six, seven, eight, or even nine months out. We can make your preferred timing part of the process so builders know what you need when they submit their offers.

No. Submitting your property doesn't obligate you to sell to a builder—or to sell at all. You decide whether and how you want to move forward.
