Ventnor 2026 Master Plan Reexamination Heads to Hearing

Ventnor City is preparing for an important land-use discussion as its Planning Board considers the 2026 Master Plan Reexamination Report.

The Planning Board hearing is scheduled for September 28, 2026, at 6:30 p.m. at Ventnor City Hall, 6201 Atlantic Avenue. The meeting also offers hybrid participation through Zoom.

For Ventnor homeowners, property investors, and anyone following future development along Ventnor Avenue and surrounding neighborhoods, a master plan reexamination is worth understanding.

What a Master Plan Reexamination Does

A municipal master plan helps establish the framework behind future land-use and zoning decisions.

Ventnor’s 2026 reexamination addresses subjects that include zoning density, building heights, and mixed-use commercial corridors.

The report also considers changes associated with post-storm construction standards and modern flood-elevation requirements.

A reexamination does not mean every recommendation automatically becomes a new zoning rule. Instead, it gives the Planning Board and city a formal opportunity to evaluate whether existing land-use policies continue to match current conditions.

September 28 Planning Board Hearing

The Ventnor Planning Board is scheduled to hold the adoption hearing on September 28 at 6:30 p.m.

The meeting location is:

  • Ventnor City Hall

  • 6201 Atlantic Avenue

  • Hybrid participation available

  • Zoom ID: 867 7472 1141

The hearing gives the public an opportunity to follow the city’s longer-term planning direction.

Another Land-Use Issue Is Also Under Review

Ventnor is simultaneously reviewing an application involving the New Jersey Department of Environmental Protection’s Green Acres Program.

The matter concerns a requested retroactive authorization for a 0.31-acre diversion of Ventnor parkland.

That proceeding is separate from the broader master plan discussion, but both illustrate the range of land-use issues currently moving through Ventnor’s municipal process.

Why This Matters to Ventnor Property Owners

Changes to a master plan can eventually influence future conversations about zoning regulations, permitted uses, redevelopment, building design, and commercial corridors.

That does not mean the September 28 hearing itself changes the zoning of a particular Ventnor property.

Property owners should distinguish between recommendations contained in a planning document and actual zoning ordinances adopted afterward.

For someone considering buying, selling, renovating, or developing property in Ventnor, that distinction can be important.

What to Watch After the Hearing

The key question will be what recommendations the Planning Board ultimately adopts and whether any of those recommendations later lead to proposed changes in Ventnor’s zoning ordinances.

Those later actions would have their own municipal process.
